Better Projects Australia undertake the role of builder providing all site management, subcontractor coordination, supervision, quality control and safety management. We provide a single point of contact for all site works related to the project.
We are a Registered Commercial Builder; carry all the necessary insurance and are a member of the Master Builder's Association of Victoria.
We offer the following services as Builder:
Traditional Lump Sum Building Contracts
- Better Projects Australia act as Head contractor providing all site management, coordination, supervision and amenities.
- Specialist trade subcontractors and suppliers carry out the majority of the work on site.
- A lump sum contract is agreed based on a defined scope of work prior to commencement on site.
- This form of delivery works best on simpler projects where the scope of work is well defined and risks easily managed.
Construction Management Contracts
- Better Projects Australia represent the Client and manage the site as superintendent. We manage subcontracts with trade contractors, purchase materials from suppliers and coordinate construction.
- A fixed fee to act as construction manager is agreed prior to commencement. This allows us to focus on resource management to benefit the project rather than our profit.
- Trade subcontracts are tendered and administered in an ‘open-book’ manner with any savings on budget returned to the Client rather than kept by the builder.
- This form of delivery is best suited to projects with higher levels of uncertainty such as refurbishment or incomplete design details.
Managing Contractor & Negotiated Contracts
- Due to time constraints we often carry out works as managing contractor under a negotiated contract, where we firm up our costs as the information on a contract becomes available.
- Construction works can commence much earlier than normal tendered works and hence a much earlier completion date is achieved. Works can actually commence prior to final design completion.
- Progressive tendering of trade packages allows scope for Client design changes after contract commencement without large financial penalties commonly associated with lump sum contracts.
- This form of delivery promotes the greatest degree of trust and teamwork among all project stakeholders: Client, designers, builder, subcontractors and tenants.
- Negotiated contracts are typically 10% - 30% quicker to deliver than traditional lump-sum type contracts.
- The most outstanding project results are usually achieved using this manner.
Guaranteed Maximum Price (GMP) Contracts
- This form of contract is similar to construction management but includes a maximum price agreed prior to commencement (sometimes required by project financiers).
- The guaranteed maximum price is always higher than a tendered lump sum contract to allow for the builder's higher level of uncertainty and risk exposure (ie limited scope to increase price).
- Most GMP contracts are delivered between 5-10% below the guaranteed maximum value with savings returned to the Client or shared with the builder.
Site Supervision, Co-ordination, Safety Management & Quality Control
- Better Projects Australia provide all leadership and coordination of site activities to minimise timelines and to achieve milestone deadlines for handover.
- Better Projects Australia also provide all necessary site supervision to ensure a safe, efficient and well-run workplace.
- Better Projects Australia implement systems and procedures to ensure quality control and occupational health and safety are managed according to industry best practice standards.
Subcontractor Management & Administration
- Better Projects Australia have an extensive list of experienced, reputable and reliable contractors from which to source specialist expertise.
- Better Projects Australia tender, negotiate and administer all subcontracts and act as a single point of contact for the Client regarding any trade issues.
Handover Training, Manuals & Support
- Better Projects Australia ensure all appropriate operations and maintenance manuals, training and support are provided prior to final handover.
- Follow up support is also provided during the defects liability period.
